Our fair housing commitment

Coop Real Estate and HomeSmart Real Estate Momentum LLC are committed to the letter and spirit of the federal Fair Housing Act, Ohio fair housing law (Ohio Revised Code Chapter 4112), and the REALTOR® Code of Ethics. I will not discriminate against anyone in the sale, purchase, rental, financing, or advertising of housing.

Protected classes

Federal law prohibits housing discrimination based on:

  • Race
  • Color
  • Religion
  • Sex
  • National origin
  • Familial status (households with children under 18, pregnant people, and people securing custody of children)
  • Disability (handicap)

Ohio law adds protection based on:

  • Ancestry
  • Military status

Some local communities protect additional classes. As a REALTOR®, I also follow Article 10 of the NAR Code of Ethics, which prohibits discrimination based on race, color, religion, sex, disability, familial status, national origin, sexual orientation, or gender identity.

What this means for you

  • I show every client every home that fits their criteria, in every community they ask about.
  • I don’t steer anyone toward or away from a neighborhood based on who lives there.
  • I describe properties and places, not the people who live in them.
  • For questions about schools, crime, or neighborhood demographics, I’ll point you to official sources so you can draw your own conclusions.

If you believe you’ve experienced discrimination

You can file a complaint with the U.S. Department of Housing and Urban Development at hud.gov/fairhousing or the Ohio Civil Rights Commission at civ.ohio.gov.

Licensing & brokerage disclosure

Cooper Alan (“Coop”) is a licensed Ohio real estate salesperson and REALTOR® affiliated with HomeSmart Real Estate Momentum LLC. “Coop Real Estate” is the marketing name Cooper Alan uses for his real estate services. All real estate services are provided through HomeSmart Real Estate Momentum LLC.

Agency relationships

Ohio requires licensees to give you the Consumer Guide to Agency Relationships and an agency disclosure. I’ll review these with you early in our working relationship. Buyers sign a written agreement before touring homes, and agent compensation is always negotiable and not set by law.
