Selling Your Home

Priced right from day one. Marketed to the buyers who will pay for it.

The first two weeks on the market matter most. Get the price, the presentation, and the marketing right, and the offers take care of themselves. Here’s how I do it.

ON CAMERA, FOR REAL

Your home, in front of real local buyers.

Today’s buyers scroll before they search. I film my listings and home tours myself and post them where Northeast Ohio actually spends its time. These are real, organic views. No paid ads.

How I sell homes

No-nonsense pricing

I bracket your home against the active competition, recent sales, and buyer demand at each price point, then price it where buyers are actually searching.

Prep that pays off

A room-by-room plan focused on the fixes and updates buyers notice, and skipping the ones that don’t move the needle.

Video-first marketing

Professional photography, short-form video, and social media that reaches buyers where they actually spend their time.

Agent outreach

Your listing goes out to the agents most likely to have a buyer, plus open houses when they make sense.

Offer strategy

When offers come in, you get a clear side-by-side comparison of price, terms, financing strength, and risk.

Start-to-close management

Inspections, appraisal, repairs, and title. I handle the details and keep you updated every step.

FREE HOME VALUE

What’s my home worth?

Online estimates miss what makes your home different. Tell me a little about it, and I’ll put together a personal pricing analysis, free and with no obligation.

Coop’s tip

Overpricing usually costs you more than it gains. Homes that sit get stale, and buyers start asking what’s wrong. Pricing it right up front tends to bring the strongest offers.

FROM MY SELLERS

Sellers who just called Coop

★★★★★

“Cooper did an amazing job from start to finish. Was very knowledgeable about my surrounding comps and helped us come up with a selling game plan. He did creative marketing making videos of the property and held open houses when needed. Our house sold in a couple weeks and he kept us in the loop every step of the way. Would highly recommend him for your next sale or purchase. As the saying goes: Just Call Coop!”

★★★★★

“Cooper did a fantastic job selling my condominium. There were a few disasters along the way (water pipe burst) but he found a company to fix it immediately so we could get it back on the market. He was more than a realtor to me, he is a friend. I live in Florida and the condo is in Ohio so he took care of everything while I was 1200 miles away. I couldn’t have done this without him. If you’re buying or selling a home I highly recommend Cooper.”

★★★★★

“I couldn’t be happier with the experience of selling my home. Cooper’s strategic pricing and marketing skills sold my home in record time. He kept me in the loop every step of the way and I couldn’t be more thankful. Highly recommended!”

Seller FAQs

How do you decide on a list price?

I look at recent sales, active and pending competition, price brackets buyers search in, and how fast homes like yours are selling. You get the data and my recommendation, and the final call is yours.

Should I make repairs before listing?

Sometimes. Safety items and obvious deferred maintenance usually pay off. Big remodels usually don’t. I’ll help you decide what’s worth it.

What does it cost to sell?

Typical seller costs include agent compensation (always negotiable), title and closing fees, Ohio’s conveyance fee, and prorated property taxes. See Understanding Closing Costs.

How long will it take to sell?

It depends on price, condition, and the market. A well-priced home often sees its best activity in the first couple of weeks. After an accepted offer, closing commonly takes 30 to 45 days.
