BUYER GUIDE

First-Time Home Buyer Guide

Everything you need to know before buying your first home.

Buying your first home is exciting, and it can feel like a lot. Break it into steps and it gets much easier.

Before you start

  • Check your credit and fix any errors on your reports.
  • Set a comfortable budget. What a lender approves isn’t always what feels right each month.
  • Save for more than the down payment: closing costs, inspections, moving, and a cushion.
  • Talk to a lender early to learn which loan programs fit you.

Down payment help

First-time buyers may qualify for low down payment loans and down payment assistance programs. In Ohio, the Ohio Housing Finance Agency (OHFA) offers programs for eligible buyers, and some lenders have their own options. Ask your lender what you qualify for.

Mistakes to avoid

  • Shopping before you’re pre-approved
  • Skipping the inspection to “win” an offer without understanding the risk
  • Draining all your savings at closing
  • Taking on new debt before closing

Coop’s tip

Make a must-have list and a nice-to-have list. It keeps you focused and makes it easier to move fast when the right home pops up.

Next steps

Start with getting pre-approved, then read the home buying process. Or just call me and we’ll map it out together.

This guide is general information to help you understand the process. It isn’t legal, tax, or lending advice. Every situation is different, so talk with your lender, title company, or attorney about your specifics.
