BUYER GUIDE
The Home Buying Process, Step by Step
From first conversation to keys in hand.
Buying a home has a lot of moving parts, but it follows a predictable path. Here’s what to expect.
1. Talk strategy & sign a buyer agreement
We start with your goals, budget, timing, and must-haves. Before touring homes, buyers now sign a written agreement with their agent that explains the services provided and how the agent is paid. I’ll walk you through it in plain English.
2. Get pre-approved
Know your budget before you shop. See How to Get Pre-Approved.
3. Tour homes
I’ll set up a custom search, flag new listings fast, and give you an honest take on each home: condition, pricing, resale, and red flags.
4. Make an offer
We’ll look at comparable sales and the competition, then write an offer covering price, earnest money, financing, contingencies, and closing and possession dates. Then we negotiate.
5. Inspections & due diligence
After acceptance, you’ll typically have a set window for a home inspection plus any specialty tests: radon, wood-destroying insects, sewer line, and well and septic for rural homes. Some Northeast Ohio cities also require point-of-sale inspections. Then we negotiate repairs or credits if needed.
6. Appraisal & loan approval
Your lender orders an appraisal and finishes underwriting. Respond quickly to document requests. That’s the easiest way to keep closing on schedule.
7. Final walkthrough & closing
Shortly before closing, we walk the home to confirm its condition and any agreed repairs. Then you sign, funds are wired, the deed is recorded, and you get your keys. See How Closing Works.
Coop’s tip
Keep a little extra cash on hand after closing for moving, utilities, and the surprises every new home brings.
