The short answer: Before you look at a single house, know what you can comfortably pay each month, check your credit, save for more than just the down payment, get a real pre-approval, pick your agent, and write down your must-haves. Do those six things and you’ll be ready to move fast and buy smart.

Scrolling listings is the fun part. But if you want to buy smart in Northeast Ohio, the real work starts before you tour your first house. Here are the six things I tell every buyer to do first.
Step 1: Know your monthly number
Forget the price of the house for a second. The number that matters most is what you can pay every month and still live your life: groceries, gas, savings, vacations, all of it.
Remember that your monthly payment is more than the loan. It includes:
- The loan (principal and interest)
- Property taxes
- Homeowners insurance
Some homes also have HOA dues or mortgage insurance. Start with a monthly number you’re comfortable with, then work backward to a price range, not the other way around.
Step 2: Check your credit
Your credit score is like a report card for money. A higher score can get you a lower interest rate, and over the life of a loan that can save you thousands.
- Pay every bill on time.
- Don’t open new credit cards right before you buy.
- Don’t buy a new car or take on other big loans until after you close.
New debt can change what a lender will approve you for, sometimes right before closing.
Step 3: Save for more than the down payment
The down payment gets all the attention, but it’s not the only cash you’ll need. Plan for:
- Closing costs, like lender fees, title, and prepaid taxes and insurance. See my guide to understanding closing costs.
- A home inspection, which you’ll usually pay for during your inspection period.
- A cushion after you move in. Because something always breaks.
Step 4: Get pre-approved, not just pre-qualified
These two sound alike, but they’re very different:
- Pre-qualification is a quick guess based on what you tell a lender.
- Pre-approval means a lender actually checked your income, your bank statements, and your credit.
Sellers want to see a pre-approval letter. Without one, your offer usually goes to the bottom of the pile. My pre-approval guide walks through exactly what lenders look at and what documents to gather.
Step 5: Pick your agent before you tour homes
These days, you’ll sign a simple written agreement with your agent before you see houses. It spells out what your agent will do for you and how they’re paid. So choose someone you trust, who knows the area, and who will tell you the truth, even when it’s not what you want to hear.
Step 6: Make your list
Write down two lists before you start touring:
- Must-haves: the things you won’t buy without, like bedrooms, location, or a garage.
- Nice-to-haves: the extras you’d love but could live without.
Your list keeps you from falling in love with the wrong house.
